An EMI (Equated Monthly Instalment) is the fixed amount you pay the lender every month until the loan is cleared. Each instalment has two parts: a slice of the principal you borrowed and the interest on the balance still outstanding. Should I choose a fixed or floating interest rate?
Floating rates move with the RBI repo rate and are usually lower to start, which suits most home-loan borrowers in a stable or falling-rate environment. Fixed rates cost a little more but give certainty, which can help if you are on a tight budget and cannot absorb a rise. Many borrowers start floating and switch later via a balance transfer.
Does prepaying my loan really help?
Yes, especially early on. Because the opening years are interest-heavy, even a modest annual prepayment knocks years off the tenure and saves large amounts of interest.
